Why commercial arrays get dirtier than home systems

Most commercial rooftop panels sit almost flat on a low-slope roof. That matters in the desert. In a year-long study in Jeddah, Saudi Arabia, a flat panel held rainwater on its surface, the water mixed with dust and dried into a crust, and a light rain that cleaned a tilted panel did almost nothing for the flat one.

Las Vegas gets around 4 inches of rain a year, and UNLV researchers found it took at least 0.2 inches of rain to even partly bring dusty panels back. Flat commercial arrays rarely get that rinse. Add truck traffic around Apex Industrial Park, the I-15 corridor and Harry Reid International Airport, and pigeons nesting on warehouse roofs, and commercial arrays lose more output between cleanings than a sloped home roof does.

Las Vegas businesses do solar at real scale. KNPR reported in 2016 that the Mandalay Bay Convention Center roof carried about 26,000 panels across 28 acres. Whether you have 40 panels on an office or a full warehouse roof, the job is the same: clean safely, document everything, and never put a warranty at risk.

How we work on commercial sites

  1. Site walk first. We look at roof access, racking, inverter locations and any existing damage, and photograph it before we touch anything.
  2. Paperwork up front. A written scope your facilities team can approve before any work starts.
  3. Your schedule. Early starts, weekends or after-hours, and dawn-only work in summer so we never put cold water on hot glass.
  4. Manufacturer-safe methods. Deionized water, soft brushes and cool glass, following panel-maker cleaning guides such as REC’s. No pressure washers, no harsh chemicals.
  5. Water stays on the roof. Southern Nevada treats runoff as water waste, with fines from $40 up to $5,000 for repeat violations.
  6. A report for your files. Before and after photos, plus anything worth flagging: cracked glass, brown spots, loose wiring or nesting birds.

We do not do electrical repairs. If we find damage, we document it and tell you to call your installer or a licensed solar contractor.

Is commercial solar cleaning worth it?

Use the same math as a home system, just bigger. Take the array’s yearly production, multiply by the share you are losing to dirt, then by what each kilowatt-hour is worth to your business. For example, a system that makes 150,000 kWh a year and loses 5% to dust and droppings gives up 7,500 kWh. At 10 cents a kWh, that is $750 a year, before counting hot spots from droppings.

Nevada’s tiered net metering under AB 405 covers systems up to 25 kW. Larger commercial systems fall outside those tiers, so check your NV Energy bill or ask your installer what each kWh is worth to you. For the full breakdown, read is solar panel cleaning worth it in Las Vegas.

Most commercial clients put cleanings on a schedule instead of booking one at a time. See solar panel maintenance plans. If birds are nesting under your arrays, add pigeon proofing.

Can you work after hours or on weekends?

Yes. We schedule around your business, including early mornings, weekends and after-hours, and in summer we work at dawn so we never put water on hot glass.

Should we ask for a certificate of insurance?

Yes. Ask any contractor, including us, for a current certificate of insurance before work starts, and keep a written scope your property or facilities manager has approved.

How often should a commercial solar array be cleaned in Las Vegas?

Most flat commercial arrays do well with two to three cleanings a year, and sites near construction, freeways or industrial traffic may need more. Your monitoring data is the best guide: compare output on clear days to the same month last year.

Do you clean HOA and clubhouse solar arrays?

Yes. We clean HOA common-area, clubhouse and carport arrays, coordinate with the board on access, and send a report the board can keep on file.
