Our process

How a Las Vegas solar panel cleaning works, start to finish

Here is our solar panel cleaning Las Vegas process in five steps, from your first message to clean glass and a photo report. The price is set in writing before anyone climbs a ladder, and most homes need just one visit.

Why this method: Jinko and REC both warn that pressure washers and harsh cleaners can damage panel glass coatings and seals. Rinse water stays on your roof, because Southern Nevada treats water running off a property as water waste, with fines from $40 up to $5,000 for repeat violations.

Start with step 1

  1. 1

    Tell us about your roof

Send your ZIP code, panel count, one or two stories, and tile or shingle. A photo from the ground and a screenshot from your monitoring app help us see whether a cleaning will pay for itself.

  2. 2

    Get a written price

By email, usually within one business day. If your production looks normal for the season, we tell you to wait instead of booking you. See typical Las Vegas prices.

  3. 3

    We plan around the heat

Summer visits start at first light, while the glass is cool and the roof is safe to walk. We don’t spray cold water on sun-baked panels.

  4. 4

    Inspect, then clean

We check every panel for cracks, browning, loose wiring and nesting before we touch it. Then deionized water and soft brushes, with no pressure washers or soap. On concrete tile roofs we step only where tiles overlap.

  5. 5

    Photo report and next steps

Before and after photos land in your inbox, plus anything worth watching. Nesting birds get a separate pigeon proofing quote. Damaged equipment gets a referral to a licensed solar electrician.

Do Las Vegas solar panels really need cleaning?

Short answer: most Las Vegas solar panels do well with one or two professional cleanings a year, usually in spring and again after monsoon season. Clean sooner if you see bird droppings, a dust-storm film, or a clear drop in your monitoring app compared with the same month last year. If your output looks normal, you can probably wait, and we will tell you so.

Door-to-door crews in the valley like to say three cleanings a year. Plenty of installers say never. The right answer for a Las Vegas roof sits in between, and it depends on what is actually sitting on your glass.

UNLV research backs that up. A study of panels on the UNLV campus found washing gave only a very small efficiency gain, and another UNLV study measured about a 1.88% loss from dust at a site where the ground was covered in compacted soil and rock to hold dust down. Light, even dust on a tilted panel usually costs less than people think. Bird droppings, mud streaks and mineral film are a different story.

Finger wiped across a dusty solar panel, showing clean glass under the dust

Clean now if you see

  • Bird droppings on any panel
  • Mud streaks after a short rain or a dust storm
  • White mineral spots from someone hosing the panels
  • Pigeons going in and out from under the array
  • Output clearly lower than the same month last year, with no shade or weather reason

You can probably wait if

  • It is a light, even layer of dust
  • Your app shows about the same output as this time last year
  • The panels were cleaned in the last six months and nothing new has landed on them

Why do bird droppings matter more than dust?

Dust spreads thin across the whole panel. A dropping sits in one spot and blocks the cells under it completely. Solar cells are wired in rows, so one blocked row can cut a panel’s output by roughly a third, according to solar cleaning safety trainers at ISCA, and one weak panel can pull down every panel on the same string.

How can I tell if my panels need cleaning?

Open your monitoring app (Enphase, SolarEdge, Tesla or whatever your installer set up) and compare a clear, sunny day this month with a clear day in the same month last year. Panels lose about half a percent a year from normal aging. A bigger drop on sunny days, with no new shade, is the signal to look closer.

What makes Las Vegas so hard on solar panels?

The same desert sun that makes solar pay off here also works against the glass. Five things do most of the damage on Las Vegas roofs.

Heavy dust on rooftop panels before solar panel cleaning Las Vegas NV
Close-up of solar panel glass caked with dried dirt and bird droppings

Very little rain, and what we get makes mud

Las Vegas averages around 4 inches of rain a year, and most of it falls in short bursts during the July to September monsoon. UNLV researchers found it took at least 0.2 inches of rain to even partly bring panels back to clean output. A light shower mixes with the dust on the glass and dries into mud streaks. Bird droppings usually stay right where they are.

Dust storms and construction dust

Clark County issues dust advisories when high winds are forecast, and past advisories have warned of gusts in the 50 to 55 mph range. Add new-home construction across North Las Vegas and the southwest valley, plus truck traffic around Apex Industrial Park, and fine dust lands on rooftops year-round.

Some of the hardest tap water in the country

The Las Vegas Valley Water District rates our water as very hard, about 278 parts per million, or 16 grains per gallon. Roughly 90% of it comes from Lake Mead, fed by the mineral-heavy Colorado River. Spray it on a warm panel and it dries in minutes into white spots that block light. That is why we never wash panels with plain tap water.

Summer heat and thermal shock

Panel makers such as REC say to clean panels only when they are cool, using water at about air temperature. Hitting glass that has baked in 110°F sun with cold water stresses it, and the water flashes off into streaks. In summer, our crews start at first light and finish before the roof heats up.

Pigeons nesting under the panels

Rooftop panels sit a few inches above the roof, which gives pigeons shade and shelter. KTNV reported on a Summerlin family sweeping droppings off their pool deck every day after their panels went in, and a local pest-control pro told the station droppings can pile up to 150 pounds where roof sections meet.

What does solar panel cleaning cost in Las Vegas?

Typical solar panel cleaning Las Vegas cost runs roughly $100 to $250 for most homes, based on rates local companies publish. Where yours lands depends on how many panels you have, roof height and pitch, tile, and how dirty the glass is. See the full solar panel cleaning cost breakdown for Las Vegas.

What affects the priceTypical effect
Number of panelsLocal companies publish rates around $5 per panel; bigger systems often get a lower per-panel rate
Two-story or steep roofMore setup time and safety gear
Concrete tileSlower, careful foot placement
Heavy droppings or mudExtra soak and scrub time
Pigeon proofingQuoted separately; local cleaners report about $750 to $2,500 depending on array size and cleanup
Maintenance planOne Henderson company sells 3 cleanings a year for $30 a month

Will a cleaning pay for itself?

Multiply your yearly solar production by the share you are losing to dirt, then by what each kilowatt-hour is worth to you. New NV Energy net-metering customers get credit at 75% of the retail rate, about 10.7 cents per kWh. We walk through the full math in is solar panel cleaning worth it in Las Vegas.

  • A system making 12,000 kWh a year that loses 2% to light dust gives up about 240 kWh, roughly $26. A cleaning will not pay for itself there.
  • The same system losing 10% to droppings and mud gives up about 1,200 kWh, roughly $128, and droppings can also cause hot spots. That is when cleaning makes sense.

Savings calculator

Will a cleaning pay off for your system?

Use the numbers from your monitoring app. Nothing is sent anywhere; the math runs in your browser.

Assumes the dirt stays on the glass for a full year. The loss levels are examples, not a measurement of your roof. $0.107 is the net-metering credit for new NV Energy customers; use your own rate if you know it.

Why we don’t promise “30% more power”

You will see “up to 30% more power” on a lot of cleaning websites, usually with no source. Real Las Vegas numbers are smaller and depend on what is on your glass.

  • One UNLV study measured about a 1.88% loss from dust at a site where the ground was treated to hold dust down.
  • Another UNLV study found washing campus panels gave only a small efficiency gain.
  • Droppings, mud and construction dust are where real losses happen, because they block whole cells.

So we would rather show you the math with your own numbers, and tell you when a cleaning will not pay off.

Pigeons under your solar panels?

If you hear cooing at sunrise, find droppings on the patio or pool deck, or see birds disappear under the edge of your array, you likely have nesting pigeons. It is one of the most common calls we get in Las Vegas, and it does not fix itself. Once one pair settles in, more follow.

What we do

  1. Remove the nests, droppings and feathers we can safely reach.
  2. Wash the panels with deionized water.
  3. Clip PVC-coated steel mesh around the full perimeter of the array. No drilling into your roof or panels.
  4. Check corners, conduit runs and uneven tile lines, where birds try to squeeze back in.

One honest note: if birds have nested for years, some debris sits where we cannot reach without lifting panels. Removing panels is a job for a licensed solar contractor, and we will tell you if that is what your roof needs.

Mesh, spikes or netting: which actually works?

Mesh closes the gap between the panels and the roof, which is the only spot pigeons nest. Spikes stop birds from perching on ledges, but they do not block the space underneath. Netting and chicken wire sag and tear in desert sun and wind. For solar panels, mesh is the fix. More on our pigeon proofing for solar panels page.

Can I clean my own solar panels?

Sometimes, yes. If your panels are on a ground mount or a low, single-story roof you can reach from the ground, a careful DIY rinse is fine. Go early in the morning while the glass is cool, use a soft brush on an extension pole and plain water, and finish with distilled water or a squeegee, or Las Vegas tap water will leave white spots.

What we would ask you not to do

  • Do not walk on concrete tile. It cracks, and cracked tiles leak in the next monsoon.
  • Do not use a pressure washer. It can force water past the panel seals.
  • Do not treat a switched-off system as safe. Panels keep making electricity whenever sunlight hits them.
  • Do not climb a two-story roof alone. Falls are where most DIY cleaning goes wrong.

Local job examples

Three typical Las Vegas jobs, and how we handle them

These examples are built from the roof types and problems we see most in each part of the valley, with price ranges from rates local companies publish. They are illustrations, not records of specific customers. Real before-and-after jobs will be added here as they are completed.

Summerlin · Two-story tile roof

Spring dust film on 24 panels

The problem
An even film of dust after the spring wind season, and a monitoring app showing lower output than the same month last year.
How we handle it
Water-fed poles from the ground where the panels are in reach, footing only on tile overlaps where they aren’t, then a deionized rinse that dries without spots.
Typical price range
$150 to $225 for 16 to 25 panels in published local rates, often more for two stories and tile.

North Las Vegas · Single-story home

Pigeons nesting under 18 panels

The problem
Droppings baked onto the lower rows, nesting material packed under the array, and birds back on the roof every morning.
How we handle it
Soak the droppings instead of scraping, clear out the nesting debris, check the wiring for chewing, then quote mesh around the array as a separate job.
Typical price range
$150 to $225 for the cleaning in published local rates. Pigeon proofing is reported locally at about $750 to $2,500, depending on array size.

Henderson · After monsoon season

Mud streaks on 30 panels

The problem
A summer storm with strong wind and only a little rain, leaving mud streaks along the bottom edge of every panel. One light shower rarely rinses panels clean.
How we handle it
Pre-soak the mud, soft-brush, rinse with deionized water, and check the clamps and the debris blown under the array.
Typical price range
$225 to $350 for 26 to 40 panels in published local rates.

Who we work with

  • 55+ communities. In Sun City Summerlin, Sun City Anthem, Sun City Aliante and Solera we hear the same thing: “I’m not getting on that roof.” You shouldn’t have to. We handle it and show you the photos.
  • Families in master-planned communities in Summerlin, Henderson, Skye Canyon and Cadence who want a fair price and a quick quote.
  • Owners whose installer went out of business. Your panel manufacturer’s warranty usually still stands even if the installer closed. If a disconnect box is burned or panels are charred, call a licensed electrician first. That is a fire risk, not a cleaning job.
  • Home sellers and buyers who want a photo record of panel condition before closing.
  • HOAs, property managers and businesses with common-area arrays, rental portfolios, warehouses and carports.
  • Leased systems. If you lease or have a PPA through a company like Sunrun or Tesla, check your contract for cleaning terms before booking.

Why Las Vegas homeowners call us

  • We tell you when you don’t need us. If your output is fine, we say so.
  • Deionized water, every time. No Lake Mead spots.
  • Photos of every job: before, after and anything we found.
  • A clear price before we climb. No surprise add-ons on the roof.

Solar panel cleaning Las Vegas FAQs

How often should solar panels be cleaned in Las Vegas?

For most homes, once or twice a year is enough: once in spring before peak summer production, and again after monsoon season if storms left mud or film. Homes near construction or with pigeon activity may need more. Your monitoring app is the best guide. If output on clear days matches the same month last year, you can wait.

How much does solar panel cleaning cost in Las Vegas?

Most homes pay roughly $100 to $250, based on published local prices. Local companies list rates around $5 per panel, and the total depends on panel count, roof height, tile and how dirty the glass is. Pigeon proofing is quoted separately. Send us your panel count and roof type for an exact quote.

Does rain clean solar panels in Las Vegas?

Not much. Las Vegas gets around 4 inches of rain a year, mostly in short monsoon storms. UNLV researchers found it took at least 0.2 inches of rain to even partly restore clean-panel output. Light rain often turns dust into mud streaks, and bird droppings usually stay put.

Can I clean my panels with tap water?

You can, but Las Vegas tap water is very hard, about 278 ppm, and leaves white mineral spots as it dries. If you clean them yourself, squeegee the glass or finish with distilled water. Professionals use deionized water, which has the minerals filtered out and dries clear.

Will cleaning void my solar panel warranty?

Not if it is done the way your panel maker says. Manufacturers such as Jinko and REC call for plain water, soft brushes and cool panels. Pressure washers, harsh chemicals and abrasive pads are what put a warranty at risk. Check your panel manual for your brand’s exact rules.

Is it safe to clean solar panels in the summer?

Yes, if it is done early. Panel makers such as REC say to clean panels only when they are cool and to use water near air temperature. Cold water on glass baking in 110°F sun can stress it and leaves streaks. Our summer jobs start at first light.

Do pigeon droppings damage solar panels?

They can. A dropping fully blocks the cells under it, and because cells are wired in rows, one blocked row can cut a panel’s output by roughly a third. Droppings and nesting debris under the array also build up on the roof and around wiring. Mesh around the array stops the nesting.

How much does pigeon proofing cost in Las Vegas?

Local cleaners report roughly $750 to $2,500, depending on how many panels you have, roof height and how much cleanup is needed first. Prevention before birds move in costs less than cleaning out years of nests. We quote after seeing photos of your array.

Can you clean panels on a tile roof without breaking tiles?

Yes. We step only on the lower edge of each tile, where it overlaps the one below, and use water-fed poles from the ground whenever the panels are within reach. Concrete tile can still crack under weight, so we ask if you have spare tiles before we start.

Do you clean solar panels in North Las Vegas?

Yes. We cover all of North Las Vegas, including Aliante, Sun City Aliante, Craig Ranch, Eldorado and the neighborhoods near Nellis AFB, across ZIP codes 89030, 89031, 89032, 89081, 89084, 89085 and 89086. Construction dust and pigeons are the top problems we see there.

My solar installer went out of business. Can you help?

We can clean your panels, protect them from pigeons and photograph anything that looks wrong. Your panel manufacturer’s warranty usually still applies, even if the installer’s workmanship warranty does not. If a disconnect box is burned or panels are charred, call a licensed electrician first. That is a fire risk.

Do I need to turn my solar system off before cleaning?

Shutting the system off stops power going into your house, but the panels themselves keep producing electricity whenever light hits them. That is why we inspect every panel before washing and never spray a cracked or damaged one. Leave the switches to us unless your installer told you otherwise.

How long does a solar panel cleaning take?

Most homes take about 30 minutes to 2 hours. Bigger systems, two-story roofs, tile and heavy droppings take longer. Pigeon proofing adds time for the cleanout and mesh install, and most homes still finish in a single visit.

Can my HOA stop me from having my panels cleaned or pigeon-proofed?

Nevada law, NRS 111.239 and NRS 278.0208, voids HOA rules that prohibit or unreasonably restrict solar systems. HOAs can still set reasonable rules about access or how mesh looks. Check your CC&Rs, and we will work within your community’s rules.

What is included in a professional cleaning?

A visual check of every panel before we touch it, a deionized-water rinse, a soft-brush scrub with no soap or pressure washer, a final pure-water rinse that dries clear, and a photo report with before and after shots plus anything worth watching, such as pigeon activity or loose wiring.
